Job Description

The Director, Real Estate Development & Property Management, is responsible for providing strategic oversight and leadership for Pilot's real estate portfolio. This role encompasses both real estate development and property management, aiming to establish a centralized, accountable function that manages risk, creates operational efficiency, and leverages the real estate portfolio as a strategic, value-driving asset.

  1. Manage risk within the real estate portfolio, including the enforcement of lease obligations and compliance with contractual obligations
  2. Collaborate on network analysis to determine the optimal lease/own/JV mix and associated risk mitigation strategies.
  3. Oversee the development and implementation of systems and processes for strategic management, aiming for process development and efficiencies, and maximizing return while minimizing risk.
  4. Oversee real estate development initiatives, including site identification, due diligence, site acquisition, and design/construction within the real estate lifecycle.
  5. Contribute to the strategic approach for optimal network design, balancing current footprint, growth opportunities, and asset rationalization.
  6. Evaluate site types and their roles within the network
  7. Oversee tenant management, including lease administration, establishing ongoing communication with tenants (primary point of contact), ensuring compliance with tenant lease obligations, maintaining updated contact lists and accurate lease data, compliance with landlord obligations, handling tenant requests, new tenants/assignments, inspections/analysis/gameplan, tenant dispute resolution, vacancy management, move-outs/move ins, evictions, dispute resolution, and FEP/maintenance coordination

Qualifications
  • Bachelor's degree required
  • MBA or equivalent preferred
  • Extensive experience in real estate development and property management
  • Proven track record in establishing and implementing strong governance, controls, and centralized data platforms for real estate.
  • Demonstrated ability to manage risk, create operational efficiency, and drive value from real estate assets

Specialized Knowledge

  • Deep understanding of the real estate lifecycle, including business strategy, site identification, due diligence, site acquisition, design/construction, asset management, and disposition
  • Expertise in various property management tasks, including strategic management , asset management (portfolio based) , tenant management , and technical/transactional management.
  • Knowledge of relevant legal and regulatory requirements pertaining to real estate, leases, and property management.
  • Understanding of network design principles, including current locations, new growth, and rationalized sites.
